Gray Divorce Is Quietly Reshaping Charleston’s Housing Market

As more baby boomers divorce later in life, experienced real estate guidance is becoming increasingly important.

Charleston has long been known as one of America’s favorite retirement destinations. Every year, thousands of baby boomers relocate to the Lowcountry seeking warmer weather, waterfront living, golf communities, and a slower pace of life.

But another demographic trend is quietly beginning to reshape the region’s real estate market.

More Americans over the age of 50—and particularly those over 65—are choosing to divorce after decades of marriage.

Financial advisors have coined the phenomenon “gray divorce,” and while it doesn’t generate headlines like mortgage rates or inventory reports, local real estate professionals say it is becoming an increasingly important factor behind many home sales across the Charleston region.

Unlike divorces involving younger couples, these transactions often involve substantial retirement savings, significant home equity, investment properties, trusts, and estate planning concerns.

And in many cases, the home becomes the single largest asset that must be divided.

More Than Just Selling a House

According to Bryan Crabtree, a Charleston-area Realtor with 27 years of experience, helping divorcing couples sell a home successfully has very little to do with simply placing it on the market.

“It isn’t just about selling the property,” Crabtree said. “It’s about protecting two people’s financial futures while helping them move through one of the most emotional transactions they’ll ever experience.”

Crabtree says he has successfully guided dozens of Charleston-area couples through divorce-related home sales during his nearly three decades in real estate.

“Every situation is different,” he said. “Some couples communicate well. Others can’t be in the same room together. My role is to become the calm, neutral professional focused on maximizing the home’s value while reducing unnecessary conflict.”

Charleston’s Luxury Market Creates Unique Challenges

Many gray divorces involve homeowners who have accumulated substantial equity over decades of ownership.

Luxury waterfront homes in Mount Pleasant, golf community properties on Daniel Island, second homes on Kiawah Island or Seabrook Island, and custom residences throughout the Charleston area often require specialized marketing and careful pricing strategies.

“When millions of dollars in equity may be involved, emotions can become expensive,” Crabtree explained. “I’ve seen situations where disagreements over pricing or repairs could have cost both spouses tens of thousands of dollars if cooler heads hadn’t prevailed.”

He says one of the biggest mistakes divorcing couples make is allowing emotion to influence business decisions.

“One spouse may want to overprice the home because they don’t really want to sell. The other may want to accept the first offer just to get it over with. Neither decision is usually in either person’s best financial interest.”

Retirement Plans Can Change Overnight

For many baby boomers, retirement was planned around one household.

Gray divorce often means that retirement income must suddenly support two homes instead of one.

That financial reality frequently leads couples to sell properties they originally intended to keep indefinitely.

“The home often becomes the foundation for rebuilding both people’s financial future,” Crabtree said. “Protecting that equity is incredibly important because those proceeds may need to fund retirement for both individuals.”

Experience Matters During Emotional Transactions

While many real estate transactions involve negotiation, divorce sales often require an entirely different skill set.

Successful agents must coordinate communication between spouses, attorneys, mediators, financial advisors, estate planners, and sometimes adult children while keeping everyone focused on achieving a successful closing.

Confidentiality also becomes especially important.

“People are already dealing with enough emotionally,” Crabtree said. “The last thing they want is their personal circumstances becoming neighborhood gossip. Maintaining professionalism, discretion, and respect for everyone involved goes a long way toward making an already difficult situation easier.”

A Growing Trend That Will Continue

As Charleston’s retirement population continues to expand, local experts expect gray divorce to become an increasingly common factor behind luxury home sales, downsizing decisions, and estate planning.

It may not dramatically change overall housing inventory, but it is changing the stories behind why homes come to market.

For homeowners facing one of life’s most difficult transitions, choosing the right real estate professional can influence far more than the final sales price.

“After 27 years, I’ve learned that people rarely remember every detail of the transaction,” Crabtree said. “What they remember is whether someone helped reduce the stress, communicated honestly, and protected their financial interests. If both people can walk away feeling respected and fairly treated, that’s a successful closing.”

In today’s Charleston market, that may be just as valuable as negotiating the highest possible offer.
