Just when many Charleston-area buyers were hoping mortgage rates might begin easing, this week’s inflation reports delivered another reminder that the path back to lower borrowing costs may take longer than expected.

The latest Consumer Price Index (CPI) report showed inflation rising 4.2% year-over-year, the highest level seen in three years. The Producer Price Index (PPI), which measures wholesale costs before products reach consumers, climbed 4.9%, suggesting businesses continue to face rising expenses that often get passed on to consumers.

The result? Financial markets immediately adjusted.

The yield on the 10-year Treasury note — a key benchmark that influences mortgage rates — moved higher following stronger-than-expected employment data. Mortgage rates don’t move in lockstep with Treasury yields, but they often follow the same general direction. For Charleston buyers waiting on lower rates, that’s an important development.

What Does This Mean in Charleston?

The Charleston housing market has already been undergoing a significant transition.

Inventory has increased substantially from the extremely tight conditions experienced during the pandemic years. In many neighborhoods across Charleston, Mount Pleasant, Summerville, and surrounding communities, buyers now have more choices and greater negotiating power than they did even a year ago.

At the same time, higher mortgage rates continue to impact affordability.

For buyers, a one-percent increase in mortgage rates can translate into hundreds of dollars more in monthly payments. That reality is causing some households to pause their searches, adjust their price points, or take longer to make decisions.

For sellers, it means accurate pricing has become more important than ever.

The days of simply placing a home on the market and expecting multiple offers within hours are increasingly limited to properties that are either exceptionally positioned or priced strategically from the start. Homes that miss the market often require price adjustments later to regain momentum.

Energy Prices Could Add Another Layer

Geopolitical tensions involving Iran have contributed to rising oil prices, raising concerns about future increases in gasoline and utility costs.

While these expenses don’t directly determine mortgage rates, they do affect household budgets. When families spend more on transportation and utilities, less discretionary income remains available for housing costs.

That dynamic can further influence affordability throughout the Charleston region.

Is It All Bad News?

Not necessarily.

Charleston continues to benefit from long-term fundamentals that support housing demand, including population growth, a diverse local economy, and continued interest from both retirees and relocating professionals seeking the Lowcountry lifestyle.

Well-prepared buyers who understand their financing options may find that today’s market offers opportunities that simply didn’t exist during the frenzied conditions of 2021 and 2022. More inventory often means more negotiating leverage, inspection flexibility, and time to make thoughtful decisions.

Likewise, sellers who adapt to changing conditions through strategic pricing and effective marketing continue to achieve successful outcomes.

The Bottom Line

Inflation remains stubbornly elevated, and mortgage rates are likely to remain volatile until the Federal Reserve sees more convincing evidence that price pressures are cooling.

For Charleston consumers, the message is simple: whether buying or selling, understanding today’s market realities matters more than ever.

The Lowcountry housing market isn’t frozen. It’s evolving.

And in changing markets, experience, preparation, and sound advice become increasingly valuable.
