A developing ethics investigation in Hanahan is drawing new attention to the increasingly complex relationship between real estate professionals and public office across the Charleston region.

At the center of the issue is Hanahan Mayor Christie Rainwater, who is facing a formal hearing before the South Carolina Ethics Commission following allegations tied to past land transactions involving her affiliated brokerage.

The complaint, filed by an attorney representing a local developer, raises questions about whether elected officials with ties to real estate firms should have stepped away from decisions involving property sales where commissions were earned.

Where Real Estate and Public Office Collide

Charleston’s rapid growth has blurred traditional lines between public policy and private development. Many elected officials, particularly in smaller municipalities like Hanahan, come from industries directly tied to land use—including real estate, construction, and development.
