Berkeley County Growth Continues as Two Major Housing Projects Move Forward

Residential expansion across Berkeley County is accelerating once again, with two sizable developments now underway that will add hundreds of new housing options in rapidly growing corridors near Summerville and Clements Ferry Road.

In the highly sought-after Nexton community, a new phase of residential construction is taking shape with the introduction of a townhome neighborhood that will bring over 100 rental units to the area. This project builds on the success of an existing apartment community nearby and is designed to offer larger, more flexible living spaces compared to traditional rentals.

The upcoming townhomes will feature a mix of two-, three-, and four-bedroom layouts, appealing to renters who want the feel of a single-family home with the convenience of a professionally managed community. Sizes will range from roughly 1,700 to more than 2,400 square feet, providing significantly more space than typical apartment offerings.

Residents will also benefit from access to an established collection of amenities already in place within the surrounding development. These include resort-style features such as a pool and sun deck, fitness and spin facilities, shared workspaces, entertainment areas, and outdoor recreation options like pickleball courts and gathering spaces.

Nexton itself continues to evolve into one of the region’s most comprehensive master-planned communities. When fully developed, it is expected to include thousands of homes, extensive commercial and office space, preserved green areas, and miles of trails connecting neighborhoods and amenities.

Meanwhile, on the eastern side of the region near Clements Ferry Road, another large-scale residential project is gaining momentum. A new mixed-use community is planned that will introduce approximately 450 residences, combining both apartments and townhomes in a setting designed for walkability and lifestyle convenience.

The homes in this development will primarily offer one- to three-bedroom floorplans, with an average size of around 1,200 square feet—targeting a mix of young professionals, downsizers, and those seeking proximity to Daniel Island and surrounding employment hubs.

In addition to housing, the project will incorporate retail and dining options, creating a more self-contained neighborhood experience. Planned commercial tenants include a fitness-focused wellness concept, a specialty coffee shop, and a full-service restaurant and bar, all intended to serve both residents and the broader community.

Together, these developments reflect the continued demand for housing in Berkeley County, particularly in areas that offer proximity to Charleston while still providing room for growth. As infrastructure and amenities expand alongside these projects, the region is positioning itself as one of the Lowcountry’s primary centers for future residential development.
